You may pay the one-time fee online with a debit or credit card or mail at I & R LLC, P O Box 23581, Overland Park, KS 66283. Applications will not be processed until the fee has been received. We encourage prospective residents to contact the Property Manager to confirm the property of interest is still available. Each person 18 years or older must complete a separate application and all occupants must be listed on the application. This application may be disapproved as a result of any misrepresentation or insufficient information. In order to prevent duplicate applications and/or fees being charged, please complete the entire application at one time. I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

This application must be signed by all adults who will occupy the property before it can be considered by the Landlord. Acceptance of this application, and any security deposit monies deposited herewith, is not binding upon Landlord until approved by Landlord in writing. If approved, all security deposit monies accepted with this application will be held as a reservation deposit to be either returned to the applicant or credited toward any deposit, which may be of applicant at the time the lease agreement is executed. If approved and the rental unit is held for applicant for more than 3 days, and the applicant withdraws the application, security deposit monies shall be forfeited to Landlord.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, residence history and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application must consent to and successfully pass consumer and/or criminal background screening reports.

I understand that pending charges or outstanding warrants for any criminal misconduct against me will result in a suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit and criminal reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit and criminal reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
