1. The pet(s) is (are) a full-grown weighing no more than 20 lbs. The following breeds, and breed mixes including these, will not be accepted under any circumstances: Akitas, Chows, Pit Bulls, Great Danes, Rottweilers or any pet under 1 (one) year of age.

  3. Resident attests that:
    1. Animal has received all required inoculations including, but not limited to, rabies, distemper, feline leukemia, etc.
    2. Feline animals have been de-clawed (front paws) and male cats neutered.
  4. A pet fee of in addition to the standard security deposit is hereby acknowledged and will not be refunded. In addition, a deposit of is required and is refundable at move-out.
  5. Pet rent of per month for 1 pet and per month for 2 pets over and above the normal rent, will be due and payable under the terms and conditions as set forth in the aforementioned Lease Agreement. A default in pet rent will be deemed a default as set forth in aforementioned Lease Agreement.
  6. Resident acknowledges reading and complying with all pet rules as set forth. Failure to comply will be deemed a default of Lease Agreement.
    1. Resident represents that the above-mentioned pet is a domesticated animal, is not vicious and has not bitten, attacked, or menaced anyone or any other animal in the past.
    2. No more than 1 Pet is allowed per residence without prior written consent.
    3. Some animals such as but not limited to ferrets, rabbits, snakes, pot-bellied pigs are not accepted.
    4. Pets left unattended for 24 hours or longer will be deemed abandoned, in which case, Resident hereby gives I & R Management the right to enter, notify proper authorities, and remove the pet.
    5. Pet cannot, at any time, be tied outside the residence.
    6. PET MUST BE KEPT ON A LEASH AT ALL TIMES. Pet cannot be curbed on shrubbery, flowers, or small trees. Resident is responsible for picking up and disposing of pet waste. Failure to do so will result in a fine of $50.00 for the first occurrence. Second violation will be deemed a violation of Lease Agreement. Pets are not permitted in the offices, or other dwelling units.
    7. Any and all damages to the premises as a result of the pet's presence will be repaired at Resident's sole cost and expense. The non-refundable portion of pet fee will not be applied to said damages. The balance of the deposit, less damage cost, will be refunded with the normal security deposit after the residence is vacated and inspected, subject to the term of Lease Agreement.
  7. I & R Management has permission, from time to time, with proper notice, to inspect premises for damage. All pets are subject to have a three-strike policy. After receiving the third strike against the pet, Resident will have ten (10) days to remove pet(s) from the premises or will be considered in violation of Lease Agreement.
  8. $300 Pet deposit require from the tenants In consideration of I & R Management's agreement and representation as herein above stated, I & R Management does hereby permit Resident to have said pet in Residence.
